Did you know that above 79% of the buyers find it more comfortable to envision a staged property as their prospective home? While 30% of customers are more willing to disregard property defects when the home is staged.  And 45% of buyers are more likely to walk through a staged home they saw online.

When it comes to marketing and selling a house, staging can be a useful tool. Some may contend that home staging is not worth the expense, but there are many good reasons for investing in a licensed home stager. Staging not only eases a home sell quicker in many cases, but it can also increase the buyer's want for a home, resulting in a potentially higher closing value. In a 2019 study of more than 3,000 houses, 65% of staged houses marketed for at least 10% more than those of their un-staged neighbors.

There is an option to conventional staging. Some agents are shifting towards virtual staging. Virtual staging, broadly described, is the use of computer imaging technology to produce genuine listing photos that present a staged home, even though the home itself is not actually staged. Images of vacant rooms are converted through 3D modeling and photo editing. The effects can be quite noble.

Enthusiasts of virtual home staging say the advantages are glaring. Not only is it less costly than conventional home staging, but it can also be completed in less time. Stagers, on the other hand, feel the method is somewhat deceitful. The main reasoning seems to be that buyers will be frustrated when they arrive at the empty house after viewing staged photos online. That is why there is a need to disclose that the images posted online are staged.

What if you stage your house?

In studying staging opportunities, it appears you get what you pay for. According to professional home stagers, when sellers spent just around 1% of the sales value more on the staging services, they saw at least a 7% price variation! What this implies, when stagers credited less or stopped short due to the seller's fixed budget, the results were not as beneficial. Those new, surface updates like paint, new atmospheric fixtures, or carpet made a massive difference in the sales price result.
