What software is used for virtual staging?

At Bella we are using but not limited to: Adobe Photoshop, 3D Max, Corona and our own internal tools which were created by our developers. Bella doesn’t use any AI virtual staging or templates that can hurt and misrepresent the property. The beautifully curated photos are being edited by hand by a team of dedicated designers.

Can I use Bella Virtual Staging photos on MLS?

Yes, you can use virtually staged photos, made by Bella, on MLS. We always recommend that you disclose that your photos were virtually staged and/or edited on your public listing, marketing materials and/or on the photos themselves. Please check with your local Real Estate Board for any specific rules or requirements.

What if I don’t like the Virtual staging?

At Bella Staging our goal is to ensure our clients are 100% satisfied with the final product we have provided. We offer unlimited revisions until we have fully met the expectations of our clients. We only hire the most talented and designers to ensure the consistency is up to our quality standards.

Could Virtual Staging be considered misrepresentation if it does not accurately show the current state of the home?

If disclosed properly by the selling agent, virtual staging is inherently not misrepresentation. The key is transparency, and virtually staged images should always be disclosed as such. At Bella you have the option to add a small disclaimer text to every image. However, what most agents prefer is to post both the empty and staged versions of the home, to show the current and potential state.

What are some best practices realtors follow to ethically use virtual staging?

Realtors should always ensure that any virtually staged image is clearly disclosed in the listing. Descriptions should explicitly state that the images have been virtually staged or digitally enhanced and that the actual home may differ. Extra precaution should be taken when changing any physical elements of the home, such as paint, flooring, lighting or appliances. Homes that are sold with all furnishings included should never be virtually staged. When in doubt, check with your local Real Estate Board for further guidance.

How can Buyers protect themselves from misrepresentation in virtually staged listings?

Buyers can protect themselves firstly, by confirming with the selling agent in writing, if the photos were virtually staged or edited. Secondly, buyers should always visit the listing and see the property first hand.
